In the large majority of our tenancies, an eviction never becomes necessary, but in some extreme cases it may be necessary to terminate a tenancy. In our 40 years of existence, we have never lost a single eviction case. 

Understanding the Eviction Process

If you are faced with an eviction in your property, we will handle the entire process from A to Z. We ensure our process respects the guidelines established by California's tenant laws

For month-to-month leases, the landlord can exercise a termination of the lease by providing 30 or 60 day's notice. In certain cases, three day's notice is the sole requirement. This is applicable in the following cases: 

  • Failed to pay the rent.
  • Violated any provision of the lease or rental agreement.
  • Materially damaged the rental property (“committed waste”).
  • Substantially interfered with other tenants (“committed a nuisance”).
  • Committed domestic violence or sexual assault against, or stalked another tenant or subtenant on the premises.
  • Used the premises for an unlawful purpose.
  • Engaged in drug dealing, unlawfully used, cultivated, imported, or manufactured illegal drugs.
  • Using the building or property to conduct dogfighting or cockfighting.
  • Unlawful conduct involving weapons or ammunition.
