Move-out Checklist
Notice of Intention to Vacate
We require a minimum of 30 days notice before your intended departure date. This will give us adequate time to process the relevant paperwork and begin marketing the property for new renters. Please refer to your lease documentation for any terms or conditions regarding your move out procedure.
Utility shut-off; forward mail; schedule initial inspection; schedule final inspection
Will my security deposit be returned?
We collect a security deposit at the lease signing, which is placed in a trust fund throughout the duration of your tenancy. When you notify our offices of your intent to vacate, we will provide you with a cleaning checklist to ensure the property is returned to its previous condition. We also recommend you schedule a move-out inspection two full weeks prior to your move date. This will allow a member of our team to look over your rental unit and identify potential red flags that could cause you to lose part of your deposit.
An additional inspection will occur when you vacate the premises. Any damage identified during this inspection will be repaired at your expense, with deductions coming from the security deposit.
We will return any remaining funds within 21 days, as mandated by California law.
